What it really costs

Can you move in?

Why this price is what it is

Habitable 110sqm apartment at €500/m2, just below the local median of €528/m2 (n=3883, solid baseline). Priced ~5% under median for a move-in-ready unit needing only light cosmetic work. Building from 1955 with energy class F is dated but structurally fine per description (good facade). Fresh listing (2 days), 13 photos, clear details, autonomous water reserve, near services. No red flags. Modest discount plus habitability makes it a solid buy rather than a standout bargain.

More on the house and the area
What the photos show

Standard 110sqm first-floor apartment in a modest 1955 walk-up near the sports field in Agrigento. Exterior is a worn yellow block with rooftop water tanks and cars parked out front, entirely ordinary. Interior photos show empty, dated rooms with tired ceramic tile, old chandeliers and marks on the walls, habitable but needing cosmetic work. The one potential standout is a photo showing a hazy panoramic view toward the Valley of the Temples and the sea, but it is distant, watermarked and not clearly tied to the unit's own windows. At EUR500/m2 it is inexpensive but not a dramatic bargain for the area. No scroll-stopping features.

Updating, not renovation
€17,000 – €24,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €150/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€6,000 – €9,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Distant hazy view of Valley of the Temples visible from one angle only, not necessarily from this apartment
  • Dated 1950s building with water tanks on roof, tired yellow facade
  • Energy class F
  • Interiors are plain, empty and dated requiring modernization

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

The cluster is in the built-up area of Agrigento, so the resident setting is urban streets on a ridge near the south coast. The Valle dei Templi lies immediately outside the modern city, with a long line of Greek temple remains on the ridge above the sea plain. The Mediterranean coast is close, including the shore at San Leone. Porto Empedocle is the nearest coastal town of size. The area is known for the archaeological landscape of ancient Akragas, a UNESCO World Heritage Site.
