Rustico/farmhouse completely to renovate (needs full gut job), 45 sqm cadastral, built 1910. Priced at 1178 EUR/m2 versus regional baseline median of 432 EUR/m2, so ~2.7x the local median for a non-habitable ruin needing full renovation. Contradictory price claims: facts say 53000 while description says asking 51000 (trattabile). Rustico designation suggests agricultural/rural building, possibly with usage/habitability constraints. Reno cost ~1000-1400/m2 for a full restoration of a century-old rustic shell. Total cost (purchase + reno) would far exceed comparable habitable stock at baseline. Only upside is the 25 sqm private courtyard and coastal proximity, but the price already prices in that potential, leaving little margin.
More on the house and the area
The photos show a tiny, timeworn Sicilian rustico with beautifully decayed pink plaster over lava-stone walls, a red gate and lots of greenery around it. It has real old-house character and a cinematic ruin vibe, even if the setting is a simple roadside one rather than a dramatic panorama. At this price, a whole detached farmhouse near the sea has clear dreamer appeal.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,200/m², falls in this band.
Materials only, work you may do yourself€18,000 – €27,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 81/100The cluster is on the Ionian coast at Riposto, with the sea and the port immediately by the town. Mount Etna rises inland within this radius, and the lower eastern slopes of the volcano shape the whole area. The Parco dell'Etna begins inland on the mountain above the coastal strip. The nearest ski lifts are on Etna around Piano Provenzana, roughly an hour's drive depending on road conditions. Giarre is the nearest larger town, with everyday services and rail links on the Catania–Messina line. Taormina and the Alcantara valley are farther north and are day-trip territory rather than part of the immediate landscape. The area is known for Etna vineyards and citrus cultivation on the eastern volcanic slopes.
