What it really costs
Can you move in?
Livable, but something basic is worn out

See what needs doing and what each job costs
Listed at €900/m², nearly 4x the local median of €242/m², so the baseline argues strongly against value. Condition is tagged 'Habitable' but the description contradicts this: one of the two portions is 'completamente da ristrutturare e privo di impianti' (fully needing renovation, no utilities). Much of the stated area includes a large magazzino (storage) and the property is a rural casale with seminativo/uliveto land, inflating the effective habitable m². No energy class and no sea distance data. Some upside from independent structure, land, olive grove, and panoramic views, plus fresh listing (2 days), but the price premium over comparables is not justified. Expect ~€500/m² to make the unfinished portion livable and unify the units.
More on the house and the area
Rural farmhouse in a panoramic hillside setting near Castrovillari with open valley views and surrounding olive grove/arable land. The exterior view photos are pleasant but marred by power lines and a pylon. Interiors are dated and tired (old bathroom, cramped kitchen, worn tiled floors, mismatched furnishings), and one portion is fully unrenovated with no systems. Solid renovation potential and generous land, but nothing here stops the scroll—an ordinary countryside fixer at €900/m2.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€12,000 – €20,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- One portion completely unrenovated and without utilities
- Powerlines/pylon visible in view
- Dated, worn interiors
- No energy class provided
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The Pollino massif rises immediately to the north and east, with the lower slopes and gorges of the Pollino National Park within the local area. The Coscile river runs by Castrovillari and joins the Esaro nearby, in the broad valley between the mountains and the plain of Sibari. The nearest ski area is Monte Sirino in Basilicata, roughly 1 hour 15 minutes to 1 hour 30 minutes by road, so it is not part of the immediate landscape. Castrovillari is the main town of this part of northern Calabria, with a substantial historic centre, services, hospital and courts. The area is known for its position at the foot of Pollino and as the gateway between the massif and the Ionian plain.
