Rustico completely to renovate at 511 EUR/m2 vs baseline median 351, so ~46% above baseline despite needing full renovation. It is a mountain rustic building at 1,100m, 'completamente da ristrutturare' meaning not habitable and effectively a shell requiring significant work (~1000 EUR/m2 for full gut, likely more given remote mountain location and old 1950 structure). Positives: ~3,000 sqm land included, panoramic views, garage, cellar, balcony, fresh listing (2 days). Absolute price is low at 46k, but the premium over baseline plus heavy renovation costs (~90k+) makes total investment meaningful. No energy class or sea data (irrelevant here). Reasonable as a second-home/nature project but not a bargain relative to local pricing.
More on the house and the area
Stone alpine rustico at ~1100m near Venasca (Piemonte) on ~3000sqm of land with genuinely stunning panoramic views over valleys and snow-capped peaks (aerial shots show Monviso-type backdrop). Historic character with slate roofs, wooden balconies and stairs. Setting on an isolated grassy knoll surrounded by autumn forest is a real draw. However the building is fully derelict and needs total renovation, and there is no interior wow. The €46k price for the land, position and views gives a modest bargain appeal, but the required work tempers enthusiasm. Solid charm, not a scroll-stopper.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €1,000/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€18,000 – €32,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Completely needs renovation - stone rustico in rough shape
- Isolated at ~1100m altitude, accessibility in winter uncertain
- Roof and walls show significant deterioration
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the lower Valle Bronda at the foot of the Cottian Alps, with the larger Monviso massif and the upper Po valley landscape close to the west. The Bronda stream runs through this small valley and joins the Po near Saluzzo. The area is within the buffer of the Monviso UNESCO Biosphere Reserve, and the Parco del Monviso begins farther up the mountain valleys to the west. The nearest substantial town is Saluzzo, which has a preserved historic centre, a hilltop old town and the Marchesato castle complex. This part of the Saluzzo area is known for fruit growing, especially orchards on the plain and lower slopes.
