What it really costs

In the listingNeeds renovationSee what needs doing and what each job costs
Farmhouse at 417 EUR/m2 sits above the regional median (264 EUR/m2), but that baseline includes habitable stock while this needs full renovation. Positives: detached on four sides, 120 sqm, ~1000 sqm buildable adjacent lot with development potential, panoramic view, central location, garage. Fresh listing (6 days). Main caveat is it's fully uninhabitable (rustico completely to renovate, no energy class), so budget ~1200 EUR/m2 for a gut renovation, pushing all-in cost near 190k for the building alone. Total investment reasonable given the extra buildable land, but not a bargain purely on the structure. Fair deal with upside from the development potential.
More on the house and the area
Abandoned stone farmhouse ruin near Revello in Piemonte with partially collapsed, vegetation-covered roofs and an adjacent stone outbuilding. Main appeal is the ~1,000 sqm buildable plot and open valley/plain views toward the town below. Setting is a green wooded hillside, but the structures themselves are in severe disrepair with no standout architectural character. The €50k price reflects a project property, not a turnkey wow. Land and view give modest appeal; overall ordinary for the ruin category.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,200/m², falls in this band.
Materials only, work you may do yourself€48,000 – €70,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Roofs partially collapsed and overgrown with vegetation

- Renovation costs likely far exceed asking price
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits at the foot of the Cottian Alps, with Monviso dominating the upper Po valley a short distance to the west. The Po rises nearby at Pian del Re above Crissolo, and this stretch of the Valle Po is the main natural frame of the area. Saluzzo is the nearest substantial town, with a large historic centre below the hill of the old town. The area is known for fruit growing on the plain and lower slopes, and for access into the Monviso side valleys.
