Why this price is what it is

Price of 325 EUR/m2 sits just below the regional median (338 EUR/m2), so the baseline is solid but the discount is minimal. The listing is fresh (6 days), which is positive. However, several concerns weigh it down: condition is 'Needs renovation' implying substantial work (~500 EUR/m2). The stated 200 sqm conflicts with the description mentioning only ~120 sqm plus basement/cellar and ~700 sqm of land, suggesting the sqm figure may include non-habitable space and inflating the apparent value. 9 beds with only 1 bath is implausible for normal habitation. Missing building year, energy class, and only 3 photos limit due diligence. A fair opportunity but verify actual habitable area before proceeding.

More on the house and the area
What the photos show

A run-down, abandoned-looking single-story building in Avezzano with peeling stucco, water-stained walls and an overgrown plot. The forested mountain backdrop offers modest natural appeal but the property itself has no standout architectural or interior features. The ~700 sqm of land and low price/m2 are the only mild positives. No interior shots, poor condition, and generic rural setting make this an ordinary-to-weak listing with no scroll-stopping quality.

Minimum to live in it
€70,000 – €100,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €500/m², falls in this band.

€120,000 – €180,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€23,000 – €39,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Derelict single-story structure with heavy exterior deterioration and peeling render
  • Needs full renovation
  • Only 1 bathroom despite 9 beds listed - data likely unreliable
  • Overgrown lot, dirt road access, no interior photos

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

Avezzano sits in the Fucino basin below the Velino-Sirente and Abruzzo Apennines. The former Lake Fucino plain lies at the town and is now a wide agricultural basin; the edge of the basin rises quickly toward Monte Velino and the Sirente-Velino area. The Parco Naturale Regionale Sirente-Velino begins nearby on the mountain side of the basin. Ovindoli and Campo Felice are the nearest ski areas, reached by mountain roads in roughly 35–50 minutes depending on conditions. Avezzano itself is the main service town of the Marsica, with rail links, hospitals, courts and the usual commercial services. The wider area is known for intensive farming on the reclaimed Fucino plain.
