Why this price is what it is

Priced at 850 EUR/m2 vs regional median of 338 EUR/m2 — 2.5x above baseline, a very weak deal. The description contradicts the 'Villa/5 rooms/5 beds' framing: it's actually a 100 m2 raised-floor unit 'da finire' (unfinished) plus land plus a rudere (ruin). Not habitable and requires full finishing plus dealing with a separate ruin, so renovation costs are high (~700 EUR/m2). Missing building year and energy class. The listing overstates the property; the real asset is an unfinished shell, making the premium price unjustified.

What the photos show

A 100sqm ground-floor villa in Abruzzo priced at €85k (€850/m2), sold unfinished with additional land and a ruin. Photos show bare walls with taped joints, exposed manifolds, peeling exterior stucco, green shutters, and an unkempt yard with a chain-link-enclosed derelict structure. Purely a renovation project with no wow appeal.

Materials only, work you may do yourself€20,000 – €35,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Property needs full renovation - interiors are bare/unfinished plaster
  • Includes a rudere (ruin/derelict outbuilding) requiring major work
  • Exterior shows deteriorating stucco and neglected overgrown yard
  • No standout views, location, or architectural features shown

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster sits on the edge of the Marsica basin with the Velino-Sirente and Carseolani mountain groups close by, and the western side of the Fucino plain begins nearby. The area is next to the Monte Velino massif, and the Monte Velino nature reserve and the wider Sirente-Velino Regional Park are within the local mountain belt. Ovindoli and Campo Felice are the nearest ski areas, roughly 35–50 minutes by road depending on the lift base. Avezzano is the nearest town of size, with rail links, hospitals and most services for the Marsica area. Alba Fucens, the Roman archaeological site below Massa d'Albe, is nearby and is one of the main historic landmarks of this part of inland Abruzzo. The area is known for the contrast between the reclaimed agricultural Fucino plain and the limestone mountains at its edge.
