Why this price is what it is

Price of 538 EUR/m2 is ~16% below the regional median of 643 EUR/m2 (solid baseline), a genuine discount. Fresh listing (5 days). Contradictory area figures (80 vs ~90 sqm) and building_year/energy IPE data are odd (states Class G but IPE 0.10, likely a typo), hence missing_data flag. Property is habitable-oriented, described as renovation 'ben avanzata' (well advanced), reducing risk. 5km from sea in a historic Salento borgo. Needs renovation but partial work already done, so budget ~400 EUR/m2 to finish. Good value overall.

More on the house and the area
What the photos show

A two-level historic townhouse in Vaste (Poggiardo), an ancient Messapian/Roman/Byzantine borgo in Salento. The photos show a plain whitewashed alley exterior with a peeling facade and new terracotta shutters, plus interior shots of a renovation-in-progress room featuring an attractive vaulted stone ceiling but otherwise bare walls, a ladder, boxes and building materials. The vaulted ceiling is the only genuine wow element and hints at authentic historic character. There is no stunning finished interior, no view, and the exterior is ordinary for the area. Priced at €43k (€538/m2) it is affordable but not a dramatic bargain that would stop a scroll. Overall charming-in-potential but currently unremarkable in its unfinished state.

Minimum to live in it
€28,000 – €40,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €400/m², falls in this band.

€48,000 – €72,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€9,000 – €16,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs renovation, mid-work with exposed unfinished walls and construction debris
  • No sea view; 5km from coast despite Salento location
  • Located on a narrow alley with weathered facades, no exterior charm shown
  • Only vaulted stone ceilings offer character; interiors currently stripped

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 61/100

The area is the low Salento plain, with olive groves, dry-stone walls and scattered small towns. The Adriatic coast is about 6 km away around Castro and Marina di Andrano, with a rocky shoreline and sea caves. Otranto is the nearest town of size in this part of eastern Salento, with a historic centre and port. Santa Cesarea Terme is nearby on the coast and is known for its thermal baths. This part of Salento is known for olive cultivation and for the chain of small historic centres across the peninsula.
