Charming restored stone annex tucked into the woods of San Gennaro hill near Collodi, with attractive dry-stone construction, terracotta floors, marble kitchen/sink details and a rustic covered loggia. Set on ~12,000 sqm of largely wooded/terraced land offers real seclusion and nature appeal. However, wow is capped by serious limitations: it is legally an agricultural storage annex that CANNOT be converted to a dwelling, has no electricity, and is only reachable via ~550m-1km of unpaved track. Interiors are simple/rustic rather than stunning, no views highlighted. Nice bargain feel at 35k but the non-residential restriction sharply limits broad appeal.

The area is cut by the Pescia di Collodi and other small valleys, with chestnut woodland, olive groves and terraced hillsides. The nearest larger town is Lucca, with full services and a major historic centre enclosed by Renaissance walls. Collodi is nearby, with the old village on the hill and the Villa Garzoni complex. Montecatini Terme is also close enough for daily services and rail connections. This part of the Lucchesia is known for paper mills, olive oil and the Pinocchio connection at Collodi.
