What it really costs
Can you move in?
Livable, but something basic is worn out

Listed as 30 sqm townhouse but description describes a 19 sqm furnished bungalow ('grazioso bungalow di 19 mq') - significant contradiction in size and property type. At €533/m2 (using listed 30 sqm) it's slightly above the €450 baseline; if actually 19 sqm the real price/m2 is far higher (~€842/m2). Condition is habitable and move-in ready with furnishings, near-sea with sea views, which supports rental appeal. Energy class 'Non soggetto' and no building year. Fresh listing (6 days). The small size, size/type discrepancy, and premium over baseline cap enthusiasm; low reno cost since it's habitable/furnished.
More on the house and the area
A tiny roadside bungalow in Rodia (Messina) marketed as a seaside bolt-hole. Exterior shows a low prefabricated structure perched on a concrete retaining wall right beside a state road, with a speed-camera sign and pedestrian crossing directly in front. The veranda has decent crazy-paving marble flooring but is cluttered, with green mesh screens, tarps and overhead power lines dominating. Interior is a cramped single room with a bunk bed, small kitchenette and a basic bathroom, all worn and dated. The 'sea view' exists but is filtered through trees, wires and a guardrail rather than being open. Cheap at 16,000 EUR, but the bargain is offset by size, condition and the noisy roadside setting. No genuine wow elements.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€2,000 – €4,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Roadside location directly on a busy state road (SS113) with guardrail and speed camera
- Sea view is distant and partially obscured by overgrown vegetation and overhead wires
- Very small (19-30 sqm) prefab-style bungalow with dated, worn finishes
- Corrugated metal roofing and makeshift green mesh railings show low build quality
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100This is inside the built-up area of Messina on the Strait of Messina, with the Peloritani mountains immediately behind the city. The nearest beaches are on the strait and on the Ionian side just south of the city. The Monti Peloritani form the local relief within a short drive, with road access into ridge and forest areas above the urban strip. Messina is a major city with a port, ferry links to Calabria, universities, hospitals and full urban services. The historic city was heavily rebuilt after the 1908 earthquake, so the immediate setting is primarily a dense urban and port landscape rather than a distinct rural or protected scenic area.
