Why this price is what it is

At €49,000 for 65 sqm, the ask is about €754/sqm; with a typical needs-renovation budget of ~€700/sqm, the effective cost is roughly €1,454/sqm versus a low-stock baseline of €388/sqm, so it is not cheap on an all-in basis. Positives are the detached house format, sea location and large 2,000 sqm plot, but the ad text contradicts the facts (45 sqm in description vs 65 sqm in the listing, and price 'from €45,000' vs €49,000), which weakens confidence.

More on the house and the area
What the photos show

Modest rural single-family building near Termini Imerese with a ~2000 sqm plot of fruit trees (loquat, fig, citrus). Main draws are the generous land and an elevated sea view, but the panorama is spoiled by a heavy industrial plant in the foreground. The structure is in poor condition throughout: crumbling render, exposed wiring, dated kitchen/bath, cluttered interiors. Nothing distinctive in architecture or interiors; the "luxury villa" framing is misleading. Ordinary at best, with the land being the only real upside.

€23,000 – €33,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€13,000 – €23,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Marketed as "villa" and "luxury" but is a dilapidated single-story rural building needing full renovation
  • Sea view is dominated by a large industrial refinery/petrochemical complex directly below
  • Peeling plaster, exposed wiring, dated interiors and neglected fittings throughout
  • Description inconsistencies: 45 vs 65 sqm, price "from €45,000" vs listed €49,000

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 58/100

The cluster is on the Tyrrhenian coast on the Gulf of Termini Imerese, with the first slopes of the Sicani and Madonie systems inland and Monte San Calogero above the town. The coast here is backed by low hills rather than cliffs or long sandy resort beaches. Cefalù and the western edge of the Madonie are within about 15 km only at the outer margin from the eastern side of the area, but the main Madonie mountain landscape lies farther away and does not define the immediate setting. Palermo is the nearest large city and provides the main rail, port and airport connections for daily life. The area is known for its port, thermal history and the archaeological site of Himera along this stretch of coast.
