What the photos show

Standard townhouse duplex in Pozzuolo, near Lake Trasimeno in Umbria. Exterior views show pleasant Tuscan/Umbrian countryside with cypress trees and olive groves, giving a mild rural charm. However the property itself is an ordinary yellow terraced house with a utilitarian concrete-fascia roofline and gutters dominating several shots. Interiors are dated: heavy dark traditional furniture, brown tile floors, blue-tiled bathroom, older kitchen - all needing renovation. The advertised lake and Cortona panoramas are not convincingly captured in the photos. At €1,035/m² it is affordable but not a standout bargain given the condition. No true scroll-stopping element.

Castiglione del Lago itself is the nearest town of size, with a walled historic centre on a limestone promontory, a lakeside setting, and regular daily services. Within about 15 km there are other lake settlements including Passignano sul Trasimeno and Tuoro sul Trasimeno, and the area is known for olive groves, vineyards, reedbeds, islands on the lake, and the Hannibal battle sites around Tuoro.
