Price €250/m2 is roughly half the local median (€488/m2), which looks like a strong discount. But the 116 sqm is misleading: only ~50 sqm is actual habitable house on two levels, while ~66 sqm is warehouse/storage (magazzino). Recomputed on livable space the price is closer to €580/m2, i.e. near or above the baseline. Property needs full renovation (energy class G, EPI 300), 0 baths, 1 bed. Lake Trasimeno view is a plus and 21 photos with fresh listing support the data. Renovation likely €800/m2 for a gut job. Fair rather than a bargain once the storage/habitable split is accounted for.
More on the house and the area
A €29,000 semi-detached townhouse in Pucciarelli near Castiglione del Lago (Lake Trasimeno). The very low price and distant lake view are the main draws. Exterior is rustic Tuscan/Umbrian stone-and-brick with weathered stairs, giving modest historic character, but nothing striking. Interiors shown are dark, cluttered storage/utility spaces in poor condition needing complete renovation. The lake view exists but is a hazy panorama over a built-up area, not a dramatic waterfront outlook. Surrounding olive groves add some green appeal. Overall an ordinary fixer-upper whose only real hook is the rock-bottom price.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €800/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€23,000 – €41,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100Lake Trasimeno is at the town, with the Polvese island reserve in the lake and a broad low shoreline of reeds, fields and olive groves around it. The Val di Chiana begins nearby on the Tuscan side, and the hills between Trasimeno and Città della Pieve are the immediate inland landscape. Monte Amiata and the higher Apennines are too far to define the 15 km setting. Castiglione del Lago itself is a small service centre with a substantial historic core on a limestone promontory above the lake, a Rocca del Leone fortress and regular shops and supermarkets. The area is known for the lake, fish cuisine, olives and wine, and for the sunflower and grain plain around the western shore. Castiglione del Lago is one of I Borghi più belli d'Italia.
