Why this price is what it is

Townhouse at €500/m² vs baseline €467/m² — slightly above median but within normal range for a habitable cielo-terra with panoramic view, garden, terrace and balcony. Needs full renovation (~€500/m²), so all-in ~€130k for 130m². Fresh listing (3 days). Missing building year and energy class. Multi-level layout with garage/taverna, private garden 40m², and two full baths add value. Reasonable entry point for the Marche market.

What the photos show

Cielo-terra townhouse in the center of Mondolfo needing full renovation. The 40sqm private garden with mature palm trees and a partly-glassed terrace is the strongest feature, and there's a claimed panoramic view. But interiors are cluttered, tired, and unremarkable (dated terrazzo floors, peeling bathrooms, generic rooms). Exterior is a plain plastered village facade with no historic character. At €500/m2 it is reasonably priced but not a standout bargain given the renovation scope. Nothing here stops the scroll.

Minimum to live in it
€46,000 – €65,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Our read of the photos, €500/m², falls in this band.

€78,000 – €117,000

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€15,000 – €25,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Full renovation needed throughout
  • Interiors dated and cluttered
  • No sea distance or energy class data
  • Panoramic view is over rooftops/neighboring buildings, not dramatic

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 58/100

The area lies on the lower Misa valley a few kilometres inland from the Adriatic coast, with low cultivated hills and small river plain around the Misa and Nevola. The nearest coast is the Senigallia shore on the Adriatic, with long sandy beaches and the seafront services of a substantial town. Senigallia is the nearest town of size, with a port, rail station, hospitals and a large historic centre. Ostra and Corinaldo are nearby hill towns inland; Corinaldo is a member of I Borghi più belli d'Italia. This part of northern Marche is known for mixed farmland, small hill villages and access to the coast rather than for a singular protected landscape within the immediate area.
