What it really costs

Independent townhouse 175sqm at 451 EUR/m2 vs baseline median 351 EUR/m2 — above median but for an independent house with garage this is reasonable. 'Da ultimare/needs renovation' means finishing/renovation costs (~500 EUR/m2 for a 1980 build). Central Borgosesia location, garage, two balconies, ample size are pluses. Fresh listing (3 days). Energy class missing. Habitable structure exists, no ownership or auction issues. Solid opportunity if renovation budget accounted for.
More on the house and the area
Independent townhouse in central Borgosesia, unfinished and needing completion. Exterior is a tidy two-story house with stone base detail and a balcony, backed by a green wooded hillside visible from the balcony (the one mild plus). Interiors are all bare: gray resin floors, unpainted rough walls, exposed rough brick staircase with temporary railing, stub plumbing and moisture-stained lower walls in multiple rooms. Upstairs rooms have some character from exposed roof beams and a small gable window, but overall presentation is that of a construction-in-progress shell. No standout view, location, or design feature to stop a scroll. At €451/m2 it is cheap but the state and generic town setting keep the wow low.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€20,000 – €34,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 67/100The area sits in the Valsesia, with the Pennine Alps and the Monte Rosa massif up the valley to the north. The Sesia river runs through Borgosesia. The Alta Valsesia Natural Park begins farther up the valley around Alagna and Rima and is outside the immediate surroundings. The nearest ski lifts are those of Mera above Scopello, roughly half an hour by road, with the larger Monterosa Ski lifts at Alagna farther up the valley. Within the local area the main centre is Borgosesia itself, which has the usual services and an industrial valley-town character, while Varallo nearby has a substantial historic centre and the Sacro Monte di Varallo, a UNESCO site. The area is known for the Valsesia valley landscape and for textile manufacturing in the lower valley.
