550sqm palazzo 'al grezzo' (bare structure) over 3 floors at €45/m2 vs baseline median €162/m2 — cheap headline price (€25k). But 'al grezzo/da finire' means shell only, not habitable, requiring full finishing: renovation ~€1000-1400/m2, so ~€600k+ to complete on 550sqm, dwarfing purchase price. Pre-1967 building, no energy class, no room/bath data, baseline weak. Also description contradicts itself: '3 piani' then 'distribuita su due livelli.' Upside exists for a project buyer given large size and 200sqm garden, but total cost-to-finish makes it only fair, not a bargain.
More on the house and the area
An unfinished 3-storey concrete shell in Miane, Alta Marca Trevigiana. Photos show a raw skeletal structure: exposed columns, brick-and-beam ceilings, rubble-strewn interiors and an open framework with no finishes. The hillside vineyard setting and glimpse of a village bell tower offer modest scenic appeal, and the 200+ sqm garden adds potential, but power lines clutter the view. At €45/m² for 550 sqm the price is very low, yet the property is essentially a heavy-renovation project with no charm or finish visible. No stunning interior or exterior; wow factor is minimal beyond the pleasant Veneto hill landscape.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,200/m², falls in this band.
Materials only, work you may do yourself€218,000 – €322,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The cluster sits in the hills at the foot of the eastern Prealps, in the Valdobbiadene-Conegliano area. The Piave is the main river of this part of the province, and the Prealpine ridge rises immediately to the north toward the Belluno border. The Coredo, Pianezze and Cesen area above Valdobbiadene is the nearest mountain zone, with local ski slopes around Pianezze roughly 25–35 minutes away by road in normal conditions. Vittorio Veneto is the nearest larger town, with rail links, shops and services; Conegliano is the other main centre for the area. The Hills of Conegliano and Valdobbiadene are a UNESCO World Heritage cultural landscape, and Miane lies within that prosecco-hill system of steep vineyard slopes, small hamlets and wooded folds. The area is known for Prosecco production.
