Independent terra-cielo townhouse in central Turi at 493 EUR/m2 vs baseline median 738 EUR/m2, a solid ~33% discount. Fresh listing (3 days). Currently at rough/grezzo state ('stato grezzo'), so not habitable and needs full finishing—renovation is significant. Positives: utilities already connected (electric, water, sewer), multi-level with terrace and balcony, renovation already started. At ~700 EUR/m2 finishing costs, total lands well within local market value, leaving margin. Missing energy class and sea distance are minor. Good value for a renovation buyer, not a turnkey deal.
More on the house and the area
Terra-cielo townhouse from early 1900s in Turi old town near Piazza Sandro Pertini. Photos show only a weathered arched stone doorway, barred window, damp-stained facade, and cobbled alley approaches—no interior shots. The property is at shell/grezzo stage with renovation begun but far from finished. The arched carved stone portal (dated 1938) gives modest historic character, but overall presentation is that of a tired, empty facade on a fairly ordinary lane. Utilities are connected, which helps, and at €493/m² over 75sqm it is inexpensive, but the low price reflects the heavy work required rather than delivering a bargain wow. Nothing scroll-stopping here.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€15,000 – €27,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Completely gutted/grezzo state, all work still to complete
- No interior photos shown—only exterior and street views
- Faded, damp-stained facade with peeling paint

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 52/100This is the Murge inland southeast of Bari, with a low karst plateau of cultivated fields, cherry orchards, olive groves and dry-stone walls rather than marked relief. The nearest larger centre is Putignano, with a substantial historic core and rail connections, and Bari is the main city for services and airport access. Alberobello and the trulli landscape of the Valle d'Itria are beyond the immediate area and do not define the 15 km surroundings. Turi is known in Puglia for cherry production.
