What it really costs

Price is €1000/m2 vs baseline median €359/m2, so ~2.8x the area median. However baseline likely reflects mixed/rural stock, and this is an independent villa on 3,000 m2 of private land, which adds substantial value not captured by €/m2 alone. Property needs full renovation (septic to redo, only a well for water), so budget ~€800/m2 to make habitable. Listing photos are project renderings, not actual state — a contradiction flag to note. Fresh listing (1 day), documentation in order and mortgageable. Reasonable base for a renovation project given the land, but the sqm price sits well above local comparables, keeping this fair rather than a clear bargain.
More on the house and the area
An 80 sqm single-level detached villa in Maracalagonis, Sardinia, priced at €80k on a 3,000 sqm private flat plot with a private well. The photos are entirely CGI renderings of a hypothetical post-renovation result, not the real property, which is a fixer-upper. The genuine appeal is the large private land parcel and low entry price, but the polished renders (Porsche in the carport, staged interiors) overstate reality. No sea proximity or standout view given. Modest bargain-plus-land potential, but the wow imagery is fabricated and misleading, so real-world wow is limited.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €800/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€16,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- All interior and exterior images are CGI project renderings, not the actual current state
- Property needs full renovation
- Septic tank needs to be redone
- No energy class or building year provided
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster is in the built-up area east of Cagliari, so the surroundings are urban fabric rather than open countryside. The Gulf of Cagliari coast is nearby, with the long Poetto beach and the Molentargius-Saline Regional Park within this part of the metropolitan area; the park is a lagoon and former salt-pan landscape known for flamingos. Cagliari is the nearest city of size and has the full range of services, a port, rail connections, a university and an airport in the wider urban area. The Sette Fratelli mountains and forested uplands lie farther inland but outside the immediate 15 km landscape for most of Quartu Sant'Elena.
