Price of €286/m² is ~45% below the local median of €522/m² (n=64, decent baseline), giving a solid margin. It's a partially renovated cielo-terra portion (porzione di immobile), so it's a partial/subdivided property rather than fully independent—worth noting but common. Habitable layout over two floors with a room, kitchen/living, bathroom, plus vaulted stone cellar and small garden. Condition needs renovation but partial work already done; ~€400/m² estimated for finishing. Fresh listing (1 day), 19 photos, negotiable price, garage and heating tags. No energy class and no beds listed are minor data gaps. Overall a genuinely cheap, habitable structure with good upside.
More on the house and the area
The standout feature is the sweeping valley-and-mountain panorama over the Rieti plain visible from the property. The stone-vaulted ground-floor cellar adds some rustic historic character. However, the exterior is an ordinary weathered village row house, and interiors are cluttered, dated and clearly needs-renovation. The bargain price (~€286/m2) is modest but not extraordinary for the condition. Overall a charming-location fixer with no genuine scroll-stopping visuals.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €400/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€12,000 – €21,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- First exterior photo is dominated by sky and a power line, not the property
- Interior is cluttered, mid-renovation and needs significant work
- Building is a modest village terraced portion, not a striking palazzo despite the listing name
- Vaulted stone cellar is the most characterful space but currently used as junk storage
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is on the western side of Monte Terminillo in the Sabine Apennines. The Velino River plain and the Piana Reatina lie immediately below, and the Laghi Lungo e Ripasottile wetlands are within the basin near Rieti. The Riserva Naturale dei Laghi Lungo e Ripasottile is the protected area closest to the village, and much of the Terminillo massif is covered by the Monti Reatini regional reserve. The nearest ski lifts are on Monte Terminillo above Pian de' Valli, roughly 25–35 minutes by road depending on the exact hamlet. Rieti is the nearest town of size and has a full range of services, a historic centre, and the cathedral. The area is known for the Monte Terminillo mountain, the Rieti plain, and the Franciscan sites around the Reatine valley.
