Priced at 242 EUR/m2, well below the 426 median, so ~43% below baseline with a solid comparison set. Habitable townhouse in historic center, 120sqm, needs renovation (est. ~500 EUR/m2). Fresh listing (2 days), 18 photos, near Teramo/Gran Sasso. No major red flags; missing energy class and sea distance are minor. After renovation (~60k) total ~89k, still reasonable. Solid value buy.
More on the house and the area
A 120sqm townhouse in Montorio al Vomano historic center at just €29k (€242/sqm), a genuine bargain. The strongest asset is the valley-and-mountain view from the upper windows (Gran Sasso 20 min away). Interiors are lived-in and dated: retro green-tiled bathrooms, dark wood furniture, a red-walled bedroom, and functional but plain kitchen. The exterior shows a modest railed entrance with potted plants and a somewhat rough concrete terrace with a nice hilltop panorama. Historic character (1900) and the price give it appeal, but nothing here is visually striking enough to stop a scroll. Ordinary overall with mild bargain and view interest.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€14,000 – €23,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Interiors are dated and cluttered despite being habitable
- Bathrooms are old-fashioned (green tile, mixed retro finishes)
- "Needs renovation" condition; 1900 build
- Exterior/terrace areas look worn concrete rather than charming
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The Gran Sasso massif rises immediately west of Montorio al Vomano, with the eastern side of Gran Sasso e Monti della Laga National Park within roughly this radius. The Vomano river valley runs through the area. Montorio is a service town for the inland Teramo area, with everyday shops and connections toward Teramo and the mountain roads. The eastern approaches to Prati di Tivo and the Gran Sasso road network are in this hinterland, with the nearest ski area around Prati di Tivo reached by mountain road in about 35–45 minutes. This part of Abruzzo is known for the transition from the Adriatic foothills into the Gran Sasso mountain belt.
