What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovationSee what needs doing and what each job costs
Rustic farmhouse (1800) on 3 levels with 2000 sqm private garden at just €100/m2 vs regional baseline of €264/m2, a ~62% discount. Needs renovation and is not currently habitable, so budget ~€1200/m2 to restore. Fresh listing (1 day), 8 photos, cellar included. Even with full renovation (~€60k on 50sqm) total stays low; land value alone likely covers the asking price. Strong upside for a buyer willing to renovate; main risk is the true structural state of an old rustico.
More on the house and the area
Old Alpine stone rustico in Mezzenile, Piemonte, on 3 levels with ~2000 sqm garden. Genuine historic vernacular character (dry-stone walls, timber slate roof, wooden gallery balconies) and a valley/mountain setting give modest wow. The €5,000 price (€100/m2) is a striking bargain hook. However the building is in severe disrepair—collapsing balconies, propped beams, crumbling render—so the appeal is potential, not present. Two of eight photos are Tempocasa marketing graphics.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,200/m², falls in this band.
Materials only, work you may do yourself€20,000 – €29,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Heavily dilapidated structure with visibly failing wooden balconies and propped supports
- Total renovation required (needs renovation, built ~1800)
- No bathrooms, no beds, essentially uninhabitable as-is
- Some photos are agency branding/watermark placeholders, not property
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Valli di Lanzo, with the Graian Alps immediately around it. The Stura di Lanzo runs through the valley. The area is part of the Lanzo valleys mountain landscape below the higher Alpine side valleys toward Ala di Stura and Viù. The nearest ski facilities are the small lifts of Pian Benot above Usseglio, roughly 35–45 minutes by road, while the larger lifts of the upper Susa Valley are much farther and do not define the immediate setting. Lanzo Torinese is the nearest town of some size, with rail access toward Turin and everyday services. Turin is the nearest major city for higher-order services, about an hour away by road or rail from the lower valley. The area is known for Alpine valleys, hiking, second-home villages and summer access to mountain pastures and passes.
