Why this price is what it is

Farmhouse at 292 EUR/m2 vs baseline median 318 EUR/m2 (n=20, weak sample) is only ~8% below median, not a dramatic discount. Fully 'terra-cielo' needing complete renovation across four levels, so factor in substantial reno (~1300 EUR/m2 for a full gut). Positives: vaulted cellars, courtyard, convertible attic, decent room count, fresh listing (1 day). Missing energy class and build year. Total all-in cost (35k + ~156k reno) approaches or exceeds local renovated values, limiting upside. A reasonable but not exceptional entry point.

More on the house and the area
What the photos show

Charming Trentino stone-and-timber village property with rustic exterior character: wooden balconies, stone archways, and vaulted barrel-ceiling cellars. Historic alpine hamlet setting in Seregnano with a pleasant green valley/mountain view from windows. At €35k (€292/m2) the bargain effect is notable, but this is a full terra-cielo gut renovation on four levels. Interiors are dated and cluttered. Exterior and historic character are the standout draws rather than any move-in appeal.

Materials only, work you may do yourself€48,000 – €70,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Completely needs renovation across four levels
  • Interior currently in poor/cluttered condition
  • No energy class or building year listed

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The cluster is on the slopes east of Trento in the Cembra valley side and lower Trentino prealps. The Fersina torrent runs down to Trento just below this area. Lake Caldonazzo and Lake Levico are within about 15 km to the southeast. Monte Bondone closes the view on the opposite side of the Adige basin. The nearest ski area is Monte Bondone above Trento, roughly 35–45 minutes by road depending on the exact hamlet. Trento is the nearest city of size and has a full historic centre, the Buonconsiglio Castle and the main services of the province. The area is known for vineyard terraces on the hills east of Trento and for the access it gives to the Valsugana lakes and valley.
