What it really costs
See what needs doing and what each job costs
Detached villa at 560 EUR/m2 vs town baseline of 395 EUR/m2, so ~42% above median. However, this is a habitable independent house with private courtyard, garage, terrace, and functional layout across three levels, which commands a premium over the mixed baseline. Absolute price of 75k EUR for 134 sqm is attractive. Condition not stated but 1974 build with pellet heating suggests dated systems needing modernization (~300 EUR/m2 for cosmetic/system updates). Fresh listing (2 days), 13 photos, clear description. No structural red flags; solid buy if inspection confirms condition.
More on the house and the area
Terraced townhouse in Vittorio Veneto (mislabeled as villa) on three levels. Interiors are dated and lived-in: heavy dark wood kitchen and furniture, terrazzo/parquet flooring, single tired bathroom, basic bedrooms. Exterior is a plain pastel row house facade with gravel courtyard. Some pleasant green hillside views from upper windows and a small terrace, but nothing striking. Low price/m2 (€560) is decent but reflects the dated condition. No standout wow features.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €300/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€13,000 – €22,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Called "Villa" but is actually a terraced townhouse
- Dated interiors throughout, needs updating
- Single bathroom with dated pink fixtures
- Pellet stove heating only
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is at the foot of the Prealpi Trevigiane, with the Cansiglio plateau and the Belluno Prealps within about 15 km. The Meschio river runs through Vittorio Veneto. Lake Revine lies a few kilometres to the west. The nearest ski lifts are the small slopes on the Cansiglio plateau, roughly 30–40 minutes by road; the main Dolomite ski areas are much farther and do not define the immediate setting. Conegliano is the nearest larger town, with rail connections, services and a substantial historic centre, and Treviso is the nearest small city. The hills south-west of here are part of the Prosecco Hills of Conegliano and Valdobbiadene UNESCO World Heritage site, though the core vineyard landscape is not centred on Vittorio Veneto itself. The area is known for the 1918 battle of Vittorio Veneto and for vineyards on the lower hills toward Conegliano.
