At €68,000 for 200 sqm, the ask is €340/sqm, slightly below the local low-stock baseline of €403/sqm; but the description says 'ristrutturazione totale', so I estimate a full-restore cost of about €1,100/sqm. That puts the effective cost near €1,440/sqm, far above baseline, despite the good size and near-center location.
More on the house and the area
There is some authentic old-house character here: a large borgo townhouse with arched passage, timber ceilings, old stairs and decent volume. But it is clearly not move-in ready and needs substantial renovation, with very plain, worn interiors and a heavily weathered exterior. At this price for 200 sqm it has project appeal more than immediate dream-home wow.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€79,000 – €117,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Full renovation needed before comfortable living
- Exterior is very tired with possible damp/aging fabric
- No view or standout setting shown in the photos
- Garden/land appears separate rather than directly integrated with the house
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is at the foot of the Prealpi Trevigiane, with the Cansiglio plateau and the Belluno Prealps within about 15 km. The Meschio river runs through Vittorio Veneto. Lake Revine lies a few kilometres to the west. The nearest ski lifts are the small slopes on the Cansiglio plateau, roughly 30–40 minutes by road; the main Dolomite ski areas are much farther and do not define the immediate setting. Conegliano is the nearest larger town, with rail connections, services and a substantial historic centre, and Treviso is the nearest small city. The hills south-west of here are part of the Prosecco Hills of Conegliano and Valdobbiadene UNESCO World Heritage site, though the core vineyard landscape is not centred on Vittorio Veneto itself. The area is known for the 1918 battle of Vittorio Veneto and for vineyards on the lower hills toward Conegliano.
