What it really costs

At €87,000 for 149 sqm, the ask is €584/sqm, already above the very low Campania townhouse baseline of €409/sqm. With a realistic light-to-medium modernization cost of about €550/sqm for a house described as 'da rimodernare' but possibly habitable, the effective cost rises to roughly €1,134/sqm, making it weak value despite the central location, garage and terrace.
More on the house and the area
This is a real, usable independent townhouse rather than a shell: it has substantial rooms, a kitchen, bathroom, balconies, garage and terrace. The corner-building presence in an old-town lane gives it some charm, but the interiors are plain and tired rather than beautiful. At this price for 149 sqm it has solid bargain appeal, though the wow is more practical than dreamy.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €550/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€29,000 – €52,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Interiors are dated and visibly need renovation.
- No meaningful view shown from the balconies/terrace.
- Outdoor space is small and enclosed rather than scenic.
- Photos do not prove standout historic character.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster lies in the inland Campania plain between Capua and the lower slopes of Monte Maggiore in the Monti Trebulani. The Volturno river runs a few kilometres to the north near Capua. Roccamonfina-Foce Garigliano Regional Park begins to the northwest, with the extinct volcanic massif of Roccamonfina within about 15 km. Capua is the nearest town of size, with a substantial historic centre and Roman remains including the amphitheatre area at nearby Santa Maria Capua Vetere. This part of northern Caserta is known for agriculture, especially vineyards and olive groves on the volcanic and foothill soils.
