What it really costs

Mountain weekend couple
A mountain-weekend couple suits this house best. It is already furnished and usable, with a working-looking fireplace, a balcony, a garden and a wide view. Paesana has a supermarket and pharmacy about one minute away, while Pian del Re is about 35 minutes and Monviso about 53 minutes. The steep external stairs and compact 50 m2 layout make it less suitable for full-time family living.

Is it a good buy: You are paying above the market
Letting could cover the purchase and modest works only slowly, while the finished price remains far above the catalogue's typical asking level for this market. The nearby Monviso and Valle Po attractions help the holiday case, but advertised rates are not proof of occupancy or income.
- What you end up payingabout 60,750-62,330 EUR including the 59,000 EUR asking price and 1,750-3,330 EUR of visible work
- What letting might bringabout 5,220 EUR a year if it is booked 90 nights at the low advertised rate of 58 EUR a night
- Years to earn that backabout 12-14 years against 60,750-62,330 EUR all in, before tax, agency fees and upkeep
- How easily it sells againSlowly: 45 homes are listed in Paesana, so this is a thin village market and asking prices are not sale prices
Lived in and usable today, with a complete bathroom, fitted kitchen and a fireplace for heat. The cellar has clear damp staining, and the overgrown garden needs a first clean, but neither appears to stop occupation. The mountain view, balconies and easy year-round access are the strongest features.

The area around
Location score 78/100The cluster sits in the upper Po valley at the foot of Monviso, with the Cottian Alps closing the western horizon. The Po rises above Paesana on the slopes below Monviso, and Crissolo with the source area is within the local mountain basin. The Monviso area is protected by the Parco del Monviso and connects to the cross-border Monviso biosphere area. The nearest ski lifts are the small facilities around Crissolo on the Monviso side, roughly 15 minutes by road from Paesana. Saluzzo is the nearest larger town, about half an hour away, with a substantial historic centre and everyday services. The area is known for mountain pasture landscapes, stone hamlets in the valley side villages, and fruit growing on the lower valley floor, especially the local chestnut and apple zone around Paesana.
