The description explicitly says 'rudere completamente da ristrutturare': a ruin to fully restore, so I apply about €1,100/m² renovation, bringing effective cost to roughly €2,475/m² (€55,000 + ~€44,000 on 40 m²). That is far above the already-low Lazio townhouse baseline of €625/m², despite the attractive Sabaudia area and included 800 m² land.

This is a small detached house with a useful fenced plot, mature trees and parking, so it has some real-life livability potential. But the photos show a very plain exterior and tired interiors, with visible ceiling damage and an incomplete kitchen, so it feels more like a modest renovation project than a dream-home scroll stopper.
