Why this price is what it is

At €65,000 for 350 sqm the ask is just €186/sqm, below the Veneto farmhouse baseline of €291/sqm, but it is explicitly a property to renovate. Adding about €700/sqm renovation brings the effective cost to roughly €886/sqm, which is far above the baseline, so the apparent low entry price is not a bargain.

More on the house and the area
What the photos show

This is a substantial old rural complex with real farmhouse character: brick arches, weathered plaster, a big portal and some appealing agricultural atmosphere behind. But the photos show only exterior charm plus a very rough entrance hall, with no habitable kitchen, bathroom or finished living spaces visible, so it reads as a major project rather than a ready dream home. The sheer size for €65k is striking, yet livability looks far off.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€69,000 – €123,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Serious full renovation needed
  • No bathrooms or habitable interiors shown
  • Roadfront position may reduce romance
  • Large attached barn/farm sections add project complexity

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 56/100

The cluster sits on the Venetian plain at the foot of the Prealps, with Monte Grappa and the Vicentine foothills visible to the north and reached by road in well under an hour, but not inside the immediate 15 km landscape. The Brenta runs a few kilometres to the east, and the area around Schiavon is a farmed plain with scattered villages between Bassano del Grappa, Marostica and Thiene. Marostica, the nearest well-known town in the area, has its walled hilltop upper town and lower town castle. Bassano del Grappa is the main nearby centre, with services, rail links and the historic bridge over the Brenta. The area is known for mixed agriculture on the plain and for being between the Brenta corridor and the first foothills of the Vicenza province.
