Why this price is what it is

At €69,000 for 370 sqm, the asking price is just €186/sqm, but with a typical renovation budget of about €700/sqm the effective cost is roughly €886/sqm. That sits far above the low local baseline of €320/sqm, but the very large size, historic-center location, garage/deposit, and complete dwelling layout make it a usable renovation project rather than a trap.

More on the house and the area
What the photos show

This is a large, real house rather than a shell: roof, floors, bathroom, kitchen and usable rooms are all in place, so it looks livable while you renovate. The long balcony gets a pleasant village-rooftop and mountain backdrop, but the house itself is visually quite plain and dated rather than dreamy. The big size for the price adds appeal more than pure beauty does.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€73,000 – €130,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Interiors are dated and need renovation/modernisation.
  • Courtyard and exterior are functional rather than beautiful.
  • Some spaces look dark and basic, with limited character.
  • Historic-centre setting may mean tighter access/parking despite the separate garage.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 63/100

The cluster sits at the foot of the pre-Alps in the Valsesia area, with wooded hills rising immediately north toward Monte Fenera and the lower Sesia valleys. The Sesia river runs through this part of the valley system a few kilometres east, and Monte Fenera Regional Natural Park is nearby. Alagna Valsesia and the main Monterosa Ski lift base are up-valley at roughly 1 hour to 1 hour 15 minutes by road, which matters for access but is outside the local landscape. Borgosesia is the nearest larger town, with the usual shops and services for the upper Novara-Vercelli valleys. This area is known for the transition from the Po-side plain to the Valsesia foothills and for small industrial settlements set among wooded slopes and vineyard patches around the Boca and lower Sesia hills.
