What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €50,000 for 104 sqm, the asking price is €481/sqm; with a light habitable/partial-renovation allowance of about €250/sqm, the effective cost is roughly €731/sqm versus a low-stock baseline of €650/sqm in Toscana townhouses. The included 3 hectares of agricultural land and Maremma location support the value, but the house is only partially renovated and part of the property consists of ancillary/rural spaces rather than pure living area.
More on the house and the area
This is a real, usable home: furnished, habitable, with kitchen, bathroom, heating and decent-sized rooms. The wow comes more from the Tuscan village setting, hillside greenery and 3 hectares of land than from the house itself, which is plain and dated but solid and livable. At €50k for 104 sqm plus land, it has clear dream-value even if it is not a visual showstopper.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€9,000 – €14,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are simple and dated rather than visually special.
- Only partial renovation is mentioned, so some updating is likely needed.
- The large agricultural land is at short distance from the house, not clearly all attached.
- Photos do not show the exterior facade well.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100Monte Amiata rises just to the north-east of Roccalbegna, and the upper Albegna valley cuts through wooded hills and tuff outcrops around the village. Roccalbegna itself is built against rock spurs with a medieval centre and fortress remains, and the surrounding area is part of the inland Maremma of small valleys, chestnut woods, pasture and olive country. The Monte Amiata area is a named mountain landscape within about 15 km, with the road up toward the ski lifts on the mountain roughly half an hour away depending on the exact hamlet. The nearest town of some size is Arcidosso on the Amiata side, while Grosseto is the main provincial city farther away for full services. This part of southern Tuscany is known for Monte Amiata chestnut country, tuff villages and inland Maremma landscapes.
