At €39,000 for 89 sqm, the ask is €438/sqm versus a very low local baseline of €389/sqm, but the home is described as totally to be renovated and partly in shell state, so I used about €1,100/sqm renovation. That puts the effective cost around €1,538/sqm, which is weak for this baseline despite the plus of being 2 km from the sea and having independent access/terrace.

This is a very cheap independent structure with some practical upside: two levels, potential for two units, and a roof terrace. But the photos show no real beauty or character, and much of the building is currently rough, damp and not ready to live in without substantial renovation. It feels more like a project than a dream home today.

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Palermo is the nearest large centre and has the region’s main concentration of historic fabric, services, transport and monuments, including the Arab-Norman UNESCO sites. Monreale, just above the city on the inland side, is also part of the same urban landscape and UNESCO listing. The area is known for its coastal city setting between mountain slopes and sea.
