At €25,000 for 90 sqm, the ask is €278/sqm, but the description says 'totalmente da ristrutturare', so I estimate a full-restore cost around €1,100/sqm, bringing effective cost to about €1,378/sqm. That is far above the Calabria townhouse baseline of €423/sqm, but the low entry price, independent 3-floor layout, and 4 km distance to the sea support a still decent renovation-project score.
More on the house and the area
This is a very cheap independent townhouse, but the photos show a plain concrete facade with visible deterioration rather than any dream-home beauty. Condition is the real issue: it appears fully to renovate, with unfinished masonry and no evidence of usable interior space. At this stage it reads as a project, not a home someone would immediately dream of living in.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€36,000 – €53,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Totally to be renovated, with no visible ready-to-live spaces.
- Exterior shows rough unfinished upper level and boarded openings.
- Only facade photos are provided, so interior condition may be even worse.
- No view, terrace, garden, or character features are evident in the photos.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 63/100The area lies on the southern Ionian side of the Aspromonte, with steep foothills and short valleys dropping toward the coast. The fiumara Bruzzano runs through the area to the Ionian Sea. Aspromonte National Park is inland to the west, with protected mountain terrain within this part of the province. The nearest town of some size is Locri on the Ionian coast, which has everyday services and rail connections; Reggio Calabria is farther away and matters more for higher-order services. This stretch of Calabria is known for bergamot in the wider Reggio area and for abandoned hill villages and fiumara landscapes along the lower Aspromonte.
