Why this price is what it is

At €35,000 for 85 sqm, the ask is €412/sqm, but with a needs-renovation estimate of about €700/sqm the effective cost is roughly €1,112/sqm, far above the Calabria villa baseline of €286/sqm. Historic-center/panoramic setting and 4 km from the sea help a bit, but it has been on the market for 322 days, which is a strong negative.

More on the house and the area
What the photos show

At €35k the idea is appealing, and the render suggests a clean, airy little village house once finished. But the real photos show a partially demolished interior still mid-renovation, so this is a project rather than a ready home. The borgo setting has some character, yet the property itself does not currently deliver strong live-in wow.

Materials only, work you may do yourself€17,000 – €30,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • The attractive interior image is a renovation rendering, not the current state.
  • Current interiors show major demolition and incomplete works with rubble inside.
  • No real sea or panoramic view is proven in the photos despite the listing text.
  • Historic lane setting is modest and quite tight, with no private outdoor space shown.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 68/100

The area sits on the Ionian coast of the Locride, with long beaches on the Gulf of Squillace and the lower slopes of the Aspromonte massif rising inland. The Torbido valley opens just inland of Siderno, and the Ionian coast road and railway run along the shore. Parco Nazionale dell’Aspromonte begins farther inland beyond the first belt of coastal and foothill settlements, so it is relevant for access but not inside the immediate landscape. The nearest larger centre is Locri, adjoining Siderno, with everyday services and the archaeological area of Locri Epizefiri nearby. Gerace stands on the hill a few kilometres inland, with its cathedral and historic centre, and it is a member of I Borghi più belli d’Italia. This stretch of coast is known for citrus groves, olive cultivation and the Greek-Calabrian historic area of the Locride.
