Why this price is what it is

At €75,000 for 166 sqm, the ask is €452/sqm, already slightly above the local low-stock baseline of €423/sqm; with a needs-renovation estimate of about €700/sqm, the effective cost is roughly €1,152/sqm, which is weak for this baseline. Historic-center appeal and possible two-unit use help a bit, but 359 days on market is a clear negative and caps the score.

More on the house and the area
What the photos show

This is a real, usable house in a beautiful historic borgo setting, with a charming old-stone context and an attractive village exterior. Inside it looks structurally sound, bright, tiled, and broadly livable with functioning kitchens and bathrooms, but it is very plain and dated rather than dream-home beautiful. The wow comes more from Gerace and the authentic setting than from the interiors themselves.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€33,000 – €58,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Interiors are plain and dated rather than visually striking.
  • Advertised as needing renovation; one apartment lacks heating.
  • No garden, garage, or meaningful private outdoor space.
  • Dense historic-centre setting with narrow lane access and limited openness.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 61/100

The area sits in the inland hills above the Ionian side of the Locride, with short valleys and ridges that drop toward the coast. The Torbido river valley is the main landscape feature in this part of the province. Aspromonte rises inland to the west, but the main mountain mass is beyond the immediate area. The nearest larger centre is Locri on the coast, which has everyday services and rail links along the Ionian line. Gerace, a few kilometres inland, is a major historic hill town with a cathedral and a large old centre, and it is listed among I Borghi più belli d'Italia. This part of the Locride is known for olive groves and for hill towns set above the Ionian plain.
