The ad claims 'Renovated' in the listing, but the description clearly says allo stato rustico, so I treated it as unfinished with about €850/m² to complete; that makes the effective cost about €1,153/m² (€50k + ~€140k works on 165 m²), far above the Calabria farmhouse baseline of €272/m². Sea-view/location near the coast helps a bit, but 636 days on market is a major negative and caps the score.
More on the house and the area
The big wow here is the top-floor panoramic sea-and-mountain view, with long balconies and real light from both sides. But the apartment itself is still completely rustico inside: structurally solid and roofed, yet an empty unfinished space rather than a home you could live in now. At €50k for 165 sqm the price is striking, though the dream depends on a full interior build-out.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €850/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€33,000 – €58,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Raw unfinished interior: no completed rooms, kitchen or bathrooms visible
- Needs full fit-out and likely significant additional budget despite the solid structure
- Exterior/building is plain apartment-block style rather than romantic or characterful
- Urban hillside setting with some visual clutter around the sea view
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100This cluster lies in the built-up area of Reggio Calabria on the Strait of Messina, with the Aspromonte massif rising inland within the same local landscape. The Strait is the defining water feature, and the nearest beaches are on the Ionian and Tyrrhenian sides of the metropolitan area. Aspromonte National Park begins inland and frames daily views from the city side, but from this location a resident lives primarily in an urban fabric rather than in open mountain country. Reggio Calabria is the main city of the area and has a seafront, ferry links across the strait, the National Archaeological Museum with the Riace Bronzes, and the main services of a provincial capital. The area is known for the strait setting between Calabria and Sicily and for bergamot cultivation in the wider province.
