Why this price is what it is

At €99,500 for 200 sqm, the ask is €498/sqm, but with a typical renovation allowance of about €700/sqm the effective cost is roughly €1,198/sqm, far above the Calabria townhouse baseline of €423/sqm. The historic-borgo setting and sea view help a bit, but it has been on the market for 1,093 days, which strongly suggests buyers have rejected this price.

More on the house and the area
What the photos show

This has real dreamer appeal: a noble old palazzo wing in one of Calabria’s prettiest medieval borgos, with authentic stone details, a handsome facade, sea-view balconies and the drama of the adjoining Aragonese tower. Crucially, it is not a ruin: there are floors, stairs, fireplaces, bathrooms and roofed rooms, but it clearly needs substantial renovation and updating before it feels truly livable. The setting and historic character do a lot of the wow work here, while the current condition keeps it below top-tier dream-home level.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€40,000 – €70,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs full renovation before comfortable living
  • Interiors are dark and worn, with some unfinished utility spaces
  • Access/parking is in a tight historic lane setting
  • The adjacent Aragonese tower is not included in this sale

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 61/100

The area sits in the inland hills above the Ionian side of the Locride, with short valleys and ridges that drop toward the coast. The Torbido river valley is the main landscape feature in this part of the province. Aspromonte rises inland to the west, but the main mountain mass is beyond the immediate area. The nearest larger centre is Locri on the coast, which has everyday services and rail links along the Ionian line. Gerace, a few kilometres inland, is a major historic hill town with a cathedral and a large old centre, and it is listed among I Borghi più belli d'Italia. This part of the Locride is known for olive groves and for hill towns set above the Ionian plain.
