Terratetto unifamiliare in Brancaleone

Although tagged as Renovated, the text says 'rustico' and 'da rifinire internamente', so I treat it as needing renovation at about €700/m². Effective price is roughly €270,000 (€900/m²) versus a low-stock baseline of €423/m²; the beachfront location helps, but 1,297 days on market is a strong negative and caps confidence.
More on the house and the area
The sea view is genuinely striking, and the setting under the Capo Spartivento lighthouse near the beach is unusual and memorable. But this is not a finished home: the photos show a solid concrete-and-brick shell with terraces and volume, still needing full internal completion before it is realistically livable. At €60k for 300 sqm near the sea, the bargain appeal is strong, but the wow is held back by condition.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€59,000 – €105,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Unfinished shell: interiors are raw with no completed kitchen, bathrooms, floors, or windows visible.
- Likely substantial fit-out costs despite the low price.
- Seafront road and rail line sit between the house and beach/view.
- Large 300 sqm structure may mean higher completion and maintenance costs.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is on the Ionian coast, with long beaches on the Gulf of Squillace side of Calabria and the lower slopes of the Aspromonte behind the coast. The Amendolea river valley lies just inland, and the southern Aspromonte area begins within a short drive. The Aspromonte National Park is inland to the west, but its core mountain landscape is farther from the coast than the immediate 15 km surroundings. The nearest larger centre is Locri, which provides the main services for this stretch of coast. This part of the coast is known for sea turtle nesting beaches around Brancaleone and for the Greek-Calabrian inland villages of the southern Ionian side.
