What it really costs
Can you move in?
Livable, but something basic is worn out

At €90,000 for 220 sqm, the ask is €409/sqm versus a low-stock baseline of €472/sqm, so the entry price is slightly below ordinary for this catalog. But the house is only habitable and was last renovated in the 1990s, with a 105 sqm attic left unfinished and some functional quirks, so I assume about €250/sqm in updates; the large private land and character features support the value.
More on the house and the area
This is a genuinely livable country house with a lovely garden, open hill views and a warm, usable interior already set up for everyday life. The real magic is in the historic ancillary spaces: the vaulted stone cellar and rustic old rooms give it authentic 18th-century character. It is not a polished designer restoration, but at €90k for 220 sqm with land and expansion potential, it feels dream-worthy and real.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€18,000 – €31,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Main living areas are simple 1990s-renovated rather than luxurious or highly period-restored.
- Upper attic floor is unfinished raw space and will need major work to use as living area.
- One bathroom shown for a large 3-bedroom house.
- Part of the former barn/outbuilding is partially demolished and is a project, not turnkey space.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 53/100The area sits on the first hills where the Secchia valley leaves the Apennines and enters the plain. The Secchia river is nearby. The Modenese and Reggiano Apennines rise to the south, with the higher ridge around Monte Cusna farther up the province. Sassuolo is the nearest larger town and provides the full range of everyday services; the ceramic tile district extends across this part of the valley. To the north the landscape quickly becomes more built-up and industrial along the ceramic corridor, while to the south it turns into wooded hills and small agricultural valleys.
