The description clearly says da ristrutturare, so I treated it as a renovation project despite the the listing saying Habitable; with the redone roof, an estimated renovation cost of about €900/m² gives an effective cost near €1,384/m² (€74k + works), far above the local baseline of €472/m². Nice panoramic village setting and 15 photos help, but on numbers this looks weak rather than a bargain.
