Although tagged as habitable, the description says the villa is still 'in costruzione' and 'grezzo avanzato', so I treated it as needing completion at about €700/m². That makes the effective cost about €947/m² (247 + 700) versus a €408/m² baseline, so it looks expensive for this stock; the panoramic mountain setting helps a bit, but 289 days on market is a clear negative.
