What it really costs

Livable, but something basic is worn out

Why this price is what it is

At €50,000 for 75 sqm, the asking price is €667/sqm; with a habitable/light-finish estimate of €200/sqm, effective cost is about €867/sqm versus a very low internal baseline of €392/sqm in Campania villas. The ad is inconsistent on size (32 sqm house, 62 sqm cadastral total, 75 sqm in the listing) and says it is still being finished, so despite the Cilento setting and large land, the numbers look weak at this price.

More on the house and the area
What the photos show

The hillside Cilento setting is the main appeal here: open valley views, vineyard rows and over 4,000 sqm of land give it a peaceful live-in-the-country feel. The house itself looks structurally sound and basically habitable, but it is small, plain and still in finishing phase rather than a polished dream home. At €50k, the land and setting make it attractive, but the wow comes more from the lifestyle potential than from the building.

Updating, not renovation
€15,000 – €21,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€5,000 – €8,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Interior is very plain and still unfinished in places.
  • Small house size limits the dream factor for full-time living.
  • Outdoor areas and access paths look rough rather than landscaped.
  • Photos do not prove a finished kitchen or fully fitted bathroom yet.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster is in the Cilento hills, with the lower slopes of the southern Campanian Apennines around it. The Mingardo valley is nearby and the Tyrrhenian coast of the Cilento lies about 10 km away, with the headland and shore around Palinuro and Marina di Camerota the main coastal reference for daily life in this part of the province. Much of the surrounding area falls within Cilento, Vallo di Diano e Alburni National Park. The nearest larger service centre is Vallo della Lucania, which has the main hospitals, schools and administrative services for inland Cilento. This part of Cilento is known for olive groves, hill villages and access to both inland valleys and the coast.
