What it really costs

Why this price is what it is

At €19,000 for 95 sqm, the ask is about €200/sqm, but in 'needs renovation' condition the effective cost is roughly €900/sqm including ~€700/sqm works, which is well above the local baseline of €420/sqm. Historic-center location and 4 km from the sea help, but 262 days on market is a clear negative and caps the score.

More on the house and the area
What the photos show

This has real old-village charm: worn stone details, little balconies, a roof terrace and a very atmospheric lane in the historic center. But it is not move-in ready: the interiors are basic and tired, with visible moisture and ceiling deterioration, so this is a genuine renovation project rather than an immediately livable dream home. At €19k the character helps, but the condition keeps the score in the mid range.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€19,000 – €34,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs full interior renovation before comfortable living
  • Visible damp/staining and ceiling damage in multiple rooms
  • Kitchen and bathroom appear outdated or incomplete
  • No actual panoramic view is shown in the photos

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 82/100

The cluster is on the Tyrrhenian side below the southern Apennines, with wooded ridges and valleys around Rivello and the Noce basin. The coast of the Gulf of Policastro is within the 15 km radius, with the shore at Maratea and the Tyrrhenian immediately below the inland slopes. Much of the area falls in the Appennino Lucano Val d'Agri Lagonegrese National Park. Maratea is the nearest town of size in daily use on this side, with a rail station, port and services. Maratea is known for its historic center on the mountain above the sea, its indented coast and the Christ the Redeemer statue on Monte San Biagio. The area is known for chestnut woods inland and for the coast around Maratea.
