Why this price is what it is

At €40,000 for 100 sqm the ask is €400/sqm, but with an estimated €700/sqm renovation the effective cost is about €1,100/sqm versus a low-stock baseline of €392/sqm for Campania villas, so this is not cheap on an all-in basis. The description is consistent with a real dwelling and the location near services/university helps a bit, but 279 days on market is a negative signal and caps the score.

What the photos show

This is a very cheap village house, but the photos show little visual romance and no meaningful view or standout character. It looks like a basic, worn-down home with damp, decay and tired finishes rather than a charming old Italian house. It is a real structure with rooms, kitchen and bathroom, but it needs substantial renovation before it would feel comfortable to live in.

€35,000 – €50,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€20,000 – €35,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Full renovation needed throughout
  • Visible damp, peeling plaster and worn exterior surfaces
  • Access balconies/stairs look deteriorated and may need structural checking
  • Interior appears cluttered and not currently comfortably livable

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 58/100

The cluster is in the Montoro valley between the Picentini mountains and the first ridges toward the Sarno plain. The Monti Picentini Regional Park lies within about 15 km to the east, with wooded mountain terrain around Serino and Solofra. The Sabato and Sarno catchments shape this area, with irrigated valley floor and settled slopes rather than a single dominant river landscape. The nearest town of size is Avellino, which has the province’s main services, shops and rail/bus links. Salerno is the other daily reference city on the plain side of the valley. The area is known above all for onions from Montoro and for mixed agricultural land in a corridor between the Irno and Sabato sides of inland Campania.
