See what needs doing and what each job costs
At €27,000 for 90 sqm, the asking price is €300/sqm, but with a typical needs-renovation allowance of about €700/sqm the effective cost is roughly €1,000/sqm, far above the local cheap-stock baseline of €420/sqm. Central location and terrace help a bit, but 356 days on market is a clear negative and caps the score.
More on the house and the area
This is a very cheap central village townhouse, but the photos show almost no beauty or lifestyle appeal beyond the bargain price. Inside it looks more like a gutted storage space than a home, with heavy disrepair, damp staining and major works needed before anyone could live there.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€18,000 – €32,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Full renovation required before it is realistically habitable
- Visible moisture damage, broken finishes and partial structural opening inside
- Interiors are cluttered and stripped, with no usable kitchen or bathroom shown
- Tight old-town access and no meaningful view evident from photos
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster lies in the Sarno valley at the foot of the Monti Lattari. The Sarno river system runs across this plain. The nearest coast is the Gulf of Salerno, with the built-up shore around Salerno and Vietri sul Mare nearby but outside the immediate inland setting. The Monti Lattari regional park is on the ridge to the south-west. Salerno is the nearest city of size, with rail links, port, motorway access, hospitals and the historic centre around the cathedral. The area is known for densely settled valley-floor towns, orchards and vegetable cultivation in the plain, and for the routes that climb from the valley toward the Amalfi side of the Lattari.
