What it really costs
Can you move in?
Livable, but something basic is worn out

See what needs doing and what each job costs
As listed, the house is very cheap at €345/m² versus a €420/m² baseline, but the description explicitly says 'da ristrutturare' despite the listing marking it Habitable; using a needs-renovation estimate of €700/m² brings effective cost to about €1,045/m², well above baseline. It has 40 photos and usable features like terrace/balcony, but 388 days on market is a clear negative and caps confidence.
More on the house and the area
This is a real, usable townhouse rather than a shell: it has floors, bathrooms, kitchen space, roofed rooms and some appealing old-school character in the patterned tiles and village facade. The best feature is the upper terrace with rooftop and green hill views, which adds genuine lifestyle appeal. But the house is tired, dated and visibly in need of renovation and upgrading before it feels truly dreamy to live in.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€23,000 – €41,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Needs clear modernization throughout despite being technically habitable
- Exterior/common-access areas look worn and somewhat scruffy
- Attic is low and mainly storage rather than proper living space
- Terraces and balcony areas need refresh and weatherproofing attention
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is in the Montoro valley between the Picentini mountains and the first ridges toward the Sarno plain. The Monti Picentini Regional Park lies within about 15 km to the east, with wooded mountain terrain around Serino and Solofra. The Sabato and Sarno catchments shape this area, with irrigated valley floor and settled slopes rather than a single dominant river landscape. The nearest town of size is Avellino, which has the province’s main services, shops and rail/bus links. Salerno is the other daily reference city on the plain side of the valley. The area is known above all for onions from Montoro and for mixed agricultural land in a corridor between the Irno and Sabato sides of inland Campania.
