What it really costs

Why this price is what it is

The listing explicitly says "ad uso deposito", so it is not a legal dwelling and fails the main livability check regardless of the low €29,900 asking price. It has also been on the market 409 days, and although it is near the sea (2 km), that does not offset the non-habitable use.

More on the house and the area
What the photos show

This is a very basic roadside rural structure with open field surroundings, but no real scenic wow and little architectural character. It appears roofed and usable at a simple level, yet the listing itself says deposito and the photos do not prove a proper appealing home interior. Cheap, but more pragmatic project than dream Italian home.

Minimum to live in it350500/m²
€25,000 – €35,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Our read of the photos, €700/m², falls in this band.

Materials only, work you may do yourself€14,000 – €25,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Listed as storage/deposito, not clearly a standard residential home
  • Needs renovation and exterior condition looks quite tired
  • Interior livability is not proven beyond a basic covered porch area
  • Flat roadside rural setting with little privacy or charm

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 58/100

The cluster lies on the Sele plain at the edge of the Tyrrhenian coast, with the mouth of the Sele nearby and a long low sandy shoreline in this part of the Gulf of Salerno. The Monti Picentini rise inland to the north and east. Paestum and its Greek temple area are on the same coastal strip to the south, but outside the immediate landscape. Eboli is the nearest town of size, with a substantial historic center and rail connections. This stretch of coast is known for agriculture on the plain, buffalo mozzarella production in the Sele area, and beach resorts along the shore.
