The facts say 'Renovated', but the description clearly says 'da rifinire', so I treat it as unfinished at about €700/m² renovation; effective price is about €204,000, or €1,360/m², versus a low-stock baseline of €433/m². It has some location upside at 5 km from the sea/lake view, but 576 days on market is a major negative and the contradiction in condition makes this a very weak deal at the asking price.
