What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovation- On the market for a long time
See what needs doing and what each job costs
At €50,000 for 130 m², the asking price is €385/m², but with a typical needs-renovation budget of about €700/m² the effective cost is roughly €1,085/m², far above the Campania townhouse baseline of €420/m². Sea proximity/view and central-village setting help a bit, but 833 days on market is a strong negative and suggests buyers have resisted this price.
More on the house and the area
There is some old-borgo character here: rough stone walls, worn timber doors and a narrow historic lane in a protected hill town setting. But the photos show a very basic, partly raw and heavily neglected structure rather than a usable home, with no habitable interiors demonstrated. At €50k for 130 sqm the price has appeal, yet this reads as a restoration project first and a dream home much later.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€26,000 – €46,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Essentially a full renovation project, not currently livable
- No kitchen or bathroom is shown
- Some spaces appear dark, raw and structurally very tired
- Sea-view/panoramic potential is mentioned but not proven in the photos
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Cilento mountains above the Gulf of Policastro. The Bussento river valley is nearby, and much of this area falls within Cilento, Vallo di Diano e Alburni National Park. The coast around Sapri and Villammare is the nearest stretch of Tyrrhenian shore, reached by a descent from the inland ridge. The nearest larger town is Sapri, which has a rail station, port and the main services for this part of the gulf. Maratea is farther away on the Lucanian side of the gulf and matters more as a day trip than as the immediate landscape. The area is known for wooded limestone hills, olive groves and hill villages of the southern Cilento.
