What it really costs

See what needs doing and what each job costs
At €60,000 for 193 sqm, the ask is only €311/sqm, but in "needs renovation" condition the effective cost is about €1,011/sqm after adding ~€700/sqm works, which is far above the local baseline of €433/sqm. Good central-village exposure in the Cilento park helps a bit, but 845 days on market is a strong negative and caps confidence.
More on the house and the area
The arched loggia and worn stone facade give it authentic old-village character, and the main-piazza location in a Cilento national park town adds appeal. But the interiors shown are still raw and unfinished, so this reads as a substantial renovation project rather than a usable dream home today. At €60k for 193 sqm it has bargain potential, but condition keeps the wow in the mid range.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€38,000 – €68,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Interiors are unfinished and not currently move-in ready.
- Only one bathroom is listed for a large 193 sqm layout.
- Facade and upper loggia show visible wear and likely need restoration.
- Photo set is limited, so views and full livability are unclear.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The Alburni Mountains are the immediate setting, with steep limestone slopes, caves and forested ridges around the village. The area lies inside the Cilento, Vallo di Diano e Alburni National Park. The Calore Lucano valley is nearby. Sant'Angelo a Fasanella is known for the Antece rock sculpture and for access to the Grotte di Pertosa-Auletta, a major cave system a few kilometres away. Roccadaspide and Bellosguardo are the nearest hill towns of some size for everyday services, while Sala Consilina and Eboli are the larger service centres farther out.
