What it really costs

In the listingNeeds renovation- On the market for a long time
See what needs doing and what each job costs
At €89,900 for 160 sqm, the ask is about €562/sqm; with a needs-renovation estimate of ~€700/sqm, effective cost is about €1,262/sqm versus a low-stock baseline of €392/sqm, so it does not screen as cheap. The large garden and detached villa format help a bit, but 901 days on market is a major negative and caps confidence.
More on the house and the area
This is a usable-sized detached house with a large plot, and the price per square metre is attractive for an independent villa. But the photos show a very plain 1980s exterior, overgrown grounds, and no real visual charm or proven interior character. It feels more like a practical renovation project than a dream-home scroll stopper.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€32,000 – €56,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Exterior looks neglected and likely needs substantial renovation
- Only exterior photos are shown, so interior condition/livability is unproven
- Setting is practical village-edge rather than scenic or especially picturesque
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 57/100The cluster is in the upper Sele valley with the southern Apennines close around it, in a landscape of wooded ridges, cultivated valley floor and small hill settlements. The Sele river basin is the main physical feature of the area. The Monti Picentini are to the west and the Appennino Lucano sectors begin nearby to the east, with the protected area of the Parco Regionale dei Monti Picentini within reach of this part of inland Salerno. The nearest town of some size is Eboli farther down the valley, while on a more local scale the area looks toward Oliveto Citra, Buccino and Laviano for everyday services. Buccino is known for the archaeological remains of ancient Volcei. This part of the interior Campania-Lucania border is known for mixed mountain countryside and for villages rebuilt after the 1980 Irpinia earthquake.
